Since 2022, owner-occupied apartments have outperformed detached houses in most French-speaking cantons: demand is concentrated on urban centres and their outskirts, where most new supply takes the form of condominiums.

Detached houses nonetheless keep a strong scarcity premium on the Lake Geneva arc, where supply is very limited. In the most expensive cantons like Geneva, scarce land actually levels the two values per m².
